love the colouring of the base brick, but the upper brick and the panel decisions throughout are not so hot.

A less than 6% absorption rate is below what would be a target, and 25% vacancy with primarily your highest rent units (which have the slowest uptick), is also not a good marker. You can qualify it if you want, but that is not "performing well". Also, no need to be rude. If you disagree...

I heard the opposite - They're apparently still over 25% vacant with a bigger % of those being their 2 & 3 bed units.

Probably trying to make the smallest units possible to make cmhc affordability numbers work

that desk space by the window is fun! as long as you dont have to move your elbows! Units aside, the precast work on this project has been wonderful. lover the return on the ground floor

I much prefer this over the previous design. That landscaped roof really adds a lot.

Went to the Portal and noticed updated renderings. Corner of the tower is now glass, Podium heights vary, and gold accents to the white windows are quite nice. I like how this has come along quite a lot.

What I dont understand is why they chose this corner of EMTC to start the redevelopment of the Mall - the Corner of Erin Mills and Eglinton already has transit, bike networks, and is designated as one of the city nodes, and it has all the Daniels buildings and hospital - seems like a strange choice.

Do you actually think this is quality metal panel work? Is this the quality of work you want to see on a design as well thought out as this? From what I see, it's lazy shop drawing review. The amount of offcuts that could have been avoided are staggering. There are only a number of repeated...
