Oh, even at this early stage of the game, I can already tell @Amare is going to like this one. ;)
Only God can help us here, because as early as this is it's certainly going to be a waste of prime real estate! Marlin Spring disappoints 99.9% of the time.

I'd rather have the gas station to be honest.

We are pleased to announce Marlin Spring Development Fund’s recent acquisition of 2500 Don Mills Road, a high-rise, transit-oriented mixed-use development site in Toronto.

The property, which is located on the northwest corner of Don Mills Road and Sheppard Avenue East, will be developed with the construction of a 2-tower condominium, providing over 800 homes to a most sought-after Toronto neighborhood.

From the article:

Marlin Spring plans to build two condo towers, in the mid-30-storeys range, that will house 823 units. It hopes to achieve 550,000 square feet of development on the 74,789-square-foot site, which is currently occupied by a gas station, a car wash and a convenience store.

There will be commercial space at grade and two or three levels of underground parking as part of the development.

Marlin Spring will submit a development application to the City of Toronto shortly and is hoping to have approvals in place to launch sales and begin construction in the fourth quarter of 2024. It’s anticipating occupancy in late 2027.

Comments: The City's objection to lack of office space is highly suspect in the current market and at this location; but otherwise their points seem mostly fair.

A park with no public street access, an unneeded driveway parallel to a public road, balconies over hanging the public ROW, shadows on a park and school yard, amongst other things........this one will almost certainly require a re-think.
