Elysium Investments has introduced Yarra, a purpose-built platform focused on delivering thoughtfully designed student rental and accommodation communities across Ontario’s university markets and major urban centres.
Yarra represents the next evolution of Elysium’s residential strategy, responding to a growing imbalance between student housing demand and the availability of purpose-built supply. Students are increasingly accommodated or expected to live and afford housing that breaks their budget and falls short of safeguarding and promoting their academic experience.
Yarra seeks to elevate and be attentive to the housing needs and quality of student accommodations through residences that privilege livability, community, and individual and collective student aspirations.
“We design for student as long-term residents, not temporary occupants. We build housing that belongs to the city, rather than sitting awkwardly beside it,” says Sayf Hassan, CEO of Elysium.
A Purpose-Built, Student-First Model
Yarra communities are designed around a clear understanding of how students live today. Architecture and interiors emphasize natural light, durable and welcoming materials, and shared spaces that encourage interaction while maintaining privacy and comfort. Study lounges, communal kitchens, fitness and wellness facilities, and flexible gathering areas are planned to support well-being, connection, and daily routines.
Each development is strategically located near campuses and major transit corridors, reinforcing accessibility and integration with surrounding neighbourhoods.
Early Projects in Guelph and Downtown Toronto
Yarra’s initial developments demonstrate how this approach translates across different urban contexts.
Yarra’s first project is well underway, located in Guelph at 210–222 College Avenue East, steps from the University of Guelph. The project is intended to provide a modern alternative to the city’s aging student rental stock, featuring contemporary suites and shared amenities designed specifically for campus life.
Yarra has upcoming project announcements across southern Ontario, with potentially three new projects going live by the end of Q1 of 2026.
A Platform Designed for Long-Term Impact
Yarra operates as a dedicated platform within Elysium Investments, enabling focused execution, consistent design standards, brand identity, and specialized operating and property management expertise. The structure allows Yarra to scale responsibly while maintaining a clear identity and commitment to quality.
Elysium plans to scale Yarra across Ontario with a projected goal of delivering 5,000 student beds within five years. The platform is designed to grow quickly while maintaining consistent quality, targeting under-supplied university markets and transit-accessible neighbourhoods.
Elysium intends to bring Yarra to university cities and college towns across Canada, beyond southern Ontario, as strong enrollment and limited supply continue to shape student housing needs.
Through Yarra, Elysium continues its commitment to delivering housing that is aimed at elevating and supporting the student experience – through environments that are modern, bespoke, and attainable for the average student.
