A transit-oriented development is proposed for 30 through 36 Hendon Avenue, steps from Finch station in North York’s Newtonbrook neighbourhood. Designed by Studio JCI for Trolleybus Urban Development Inc., the 46-storey rental apartment tower would rise just west of the transit hub, where TTC, GO Transit, and York Region Transit interface.
Located on the north side of Hendon Avenue, the site sits 170m west of Yonge Street. The rectangular assembly is currently occupied by three 1-storey detached homes, surrounded by a mix of low-rise residential neighbourhoods to the east and west, while high-rise developments cluster closer to Yonge Street and Finch station. A Finch station parking lot and the eastern tip of Hendon Park are adjacent to the north.
Bousfields has submitted Official Plan and Zoning By-law Amendment applications to the City of Toronto on behalf of the developer. The proposed tower would rise 152.55m, and deliver 433 purpose-built rental units. With a total Gross Floor Area of 30,696m², the project achieves a Floor Space Index of 22.9 times coverage of the 1,341m² assembly.
The building’s design features a 6-storey podium, transitioning to the tower above with a setback reveal at the seventh storey. Indoor amenities, totalling 1,229 m², would be distributed across floors 4, 5, 7, and 46, while 689m² of outdoor amenities are planned on the rooftops of levels 3, 6, and 45.
The proposal includes plans to convey the southernmost 3.42m of the site to the City of Toronto to accommodate a planned 27m right-of-way along Hendon Avenue. Additionally, a portion of the site’s southwest corner would be expropriated to support the City's incorporation of Greenview Avenue into a Beecroft Road Extension.
Parking for the development would be housed in a three-level underground garage, offering 40 spaces for residents and 7 for visitors. Bicycle parking provisions include 296 rack spaces allocated for long-term residential use and 30 for short-term visitors. Four residential elevators would serve the tower, providing one elevator for every 164 units, indicating high-speed motors will be required to provide adequate service for residents. Two additional car elevators are planned for the parking garage.
The site is 140m, or a 2-3 minute walk, from Finch station where Yonge Line 1 meets a network of TTC surface routes, York Region Transit/VIVA, and GO Transit services. The Yonge North Subway Extension is planned to extend Line 1 by 8km north to Richmond Hill, introducing five new stations, by the mid-2030s. Cycling infrastructure in the area is currently limited, with the Finch Hydro Corridor Trail providing east-west access.
Other significant development activity can be found in the area, particularly near Finch station and Yonge Street. Low- and mid-rise proposals are found along Finch Avenue further west and east, including 40-48 Hendon Avenue recently resubmitted at 11 storeys, and the assembly at 41-47 Hendon Avenue likely to soon be resubmitted at a larger scale. East of the site, the 31-storey Olive Residences is under construction, while 5576 Yonge proposes towers of 25 and 35 storeys. To the south, developments include 26 Hounslow Avenue at 26 storeys, 5400 Yonge at 32 storeys, Bella Condominiums at 43 storeys, and Yonge & Churchill with towers rising 35 and 45 storeys. To the north, major projects include the 32-storey Plaza on Yonge, currently under construction, the 32-storey proposal for Inez Court, and 5800 Yonge, which proposes four towers ranging from 46 to 54 storeys.
