A trio of towers designed by Onespace Unlimited are proposed to replace a commercial plaza on Fieldgate Drive north of Bloor Street in Mississauga, halfway between Dixie Road and the Toronto border at the Etobicoke Creek. Submitted to the Development Application Review Committee (DARC) in February, 2024, preparation of formal submission materials continued through October, with the Community Meeting held on November 26, 2024. Fieldgate neighbourhood. The mixed-use towers would range from 13 to 22 storeys, with a narrow strip of public parkland reaching down to Bloor Street.

Spanning 15,842m², the single-storey commercial plaza includes a standalone retail building and surface parking. A gas station that separates it from Bloor Street would remain. The surrounding Fieldgate neighbourhood features a mix of mid-rise residential buildings along Bloor with low-rise residential on the streets to the north and south of it, green spaces, and community amenities. Parks are located to the north and south, while public schools are located to the north.

The apartment buildings of 13, 18, and 22 storeys would rise to heights of 46.3m, 61.9m, and 74.4m respectively. The shortest building would be located at the north end of the site, with the 18-storey building in the middle, and the tallest once closest to Bloor. The layout includes townhouse units along Ponytrail Drive, while retail spaces would front Fieldgate Drive.

The development would offer a total of 592 residential units. A total Gross Floor Area of 46,025m² is broken down into 43,140m² of residential space and 2,884m² of retail. There would be 1,433m² of indoor and 1,907m² of outdoor amenities. A current driveway area connecting the commercial plaza to Bloor Street on the east side of the gas station would have its pavement ripped up to be converted to park space.

With two elevators per tower, the 13-storey building, with 163 units, would have the shortest wait times, with approximately one elevator per 82 units. Ratios in the 18 and 22-storey buildings are one elevator per 106 and 102 units respectively, which would result in slightly longer wait times for residents.

Parking would be accommodated in a two-level underground garage, providing 597 spaces, including 454 for residents and 143 for visitors and retail. Bicycle parking would provide 401 spaces, with 361 designated for residents' use and 40 for visitors. The proposal also includes a new 1,173m² public park dedication at the northeast corner, fronting Bloor Street. A private north-south lane would run through the site, aimed at improving access to the residential and retail spaces.

MiWay buses serve Bloor Street and provide a direct route to Kipling station in about 19 minutes, where connections can be made the Line 2 Bloor subway, many TTC bus routes, and to GO Transit’s Milton Line with direct service to Union Station.

There are other projects and proposals in the area. Immediately east, proposals include 14, 17, and dual 18-storey towers at 1785, 1750, and 1840-1850 Bloor Street West. To the north, the 14-storey Highlight of Mississauga has stalled while under construction. Larger proposals to the south along Dundas Street East include the Twin Pines Redevelopment with towers up to 12 storeys, 1855 Dundas with seven towers up to 24 storeys, 1995 Dundas with 24- and 25-storey towers, and 1721 Dundas with 33 and 39 storeys. Further southwest, closer to the Dixie GO station, major proposals include Dundas & Mattawa with 10 towers reaching up to 41 storeys and 1535 Dundas with three towers ranging from 30 to 55 storeys.

The formal application is expected to be submitted by the end of 2024, with subsequent steps including a Statutory Public Meeting at the Planning Committee, and a Final Report to Council.
