A 17-storey mixed-use development is proposed for 2004 through 2008 Bathurst Street, replacing three low-rise residential homes to bring notable height and density to Toronto’s Forest Hill neighbourhood. Designed by AUDAX for Orchard West Real Estate Group, the project is located just south of Forest Hill station on the Line 5 Eglinton Crosstown LRT, currently awaiting an opening date as deficiencies are addressed.

The site spans approximately 1,395m², or 1,347m² after conveyances. It comprises three properties at 2004, 2006, and 2008 Bathurst Street on the west side of Bathurst, approximately 64m south of Eglinton Avenue West. Currently, it houses three two-storey detached buildings with commercial uses at grade and six residential units above, including five rentals.

Two right-of-way easements are in place for the site, while a public laneway to the west provides access to rear parking containing 20 spaces. Located on the edge of the Forest Hill and Cedarvale neighbourhoods, the area is characterized by a mix of low-rise commercial buildings, institutional spaces, and residential developments. 

Bousfields has submitted a combined Official Plan and Zoning By-law Amendment application to the City of Toronto on behalf of the developer. The proposed development would rise to a height of 68.65m, with a 5-storey podium fronting Bathurst Street and 12 more storeys of tower above. The design’s Gross Floor Area totals 13,060m², comprising 12,835m² for residential uses and 225m² for retail at grade, with a Floor Space Index of 9.70.

The project would introduce 86 residential units, emphasizing family-friendly housing with 57% two-bedroom units and 34% three-bedroom layouts. There would be 334m² of indoor and 130m² of outdoor amenities, concentrated on the sixth floor, where an outdoor terrace connects to indoor facilities. Additional indoor amenities are planned for the second floor. Three elevators would serve the building, for a ratio of approximately one elevator per 29 units, indicating very short wait times. Several suites would have direct elevator access.

A conveyance along the west side of the site would widen the adjacent public laneway to 6m, providing access to a four-level underground garage with 93 parking spaces, including 88 for residents, 3 for visitors, and 2 for retail use. Bicycle storage would include 56 long-term residential spaces, while 10 short-term spaces would be available along Bathurst Street for public use.

The site is served by the 7 Bathurst and 32 Eglinton bus routes. Transit access will be improved with the opening of Forest Hill station, located just 100m away, placing the site well within the Forest Hill Protected Major Transit Station Area (PMTSA). Cycling infrastructure includes the Beltline Trail entrance, 650m to the north, and raised cycle tracks at the Bathurst Street and Eglinton Avenue intersection recently installed as part of the LRT project.

Development activity in the area is generally clustered around the LRT stations. To the north of the site, The Rhodes, an 8-storey building, is under construction, while The Forest Hill Condominiums, a 17-storey project, was recently completed. To the south, 2000 Bathurst Street is taking shape with two 6-storey buildings. Further east of Chaplin station, 507 Eglinton West is proposed at seven storeys. Westward, near the LRT’s Cedarvale station, a 25-storey tower is proposed at 1250 Eglinton Avenue West.
