A multi-phase community at 50 Wilson Heights Boulevard is progressing under the CIty of Toronto’s Housing Now initiative, aimed at delivering a mix of affordable and market-rate housing near transit hubs on City-owned lawn. Site Plan Approval applications have been submitted in March and September this year for portions of the 8-acre site to the east of Wilson station, part of the larger development led by CreateTO that will replace surface parking lots that used to fill up when Wilson was the last station on the line.

Designed by KIRKOR Architects and Planners, the project involves two distinct blocks — Block 1, developed by Tridel, and Block 2, developed by Greenwin. Notable changes from plans last submitted in 2021 include adjustments to the heights and uses of the buildings: Block 1’s tower has been reduced from 12 storeys to 10 storeys, while the trio of towers at Block 2 each increased from 16 to 17 storeys, while planned office space has been eliminated from Block 1 following the downturn in demand, post-pandemic.

The 8-acre property is located north of Wilson Avenue between the Allen Road and Wilson Heights Boulevard in North York's Clanton Park neighbourhood. It serves as a TTC commuter parking lot, with a pedestrian tunnel and bus roadway connecting it directly to Wilson subway station on University Line 1. The surrounding area is seeing significant intensification, including a planned redevelopment project at Yorkdale Mall.

The previous version of the proposal from 2021 outlined a multi-phase development featuring a mix of residential, commercial, and institutional uses. The plan originally included a mix of affordable and market-rate housing, office spaces, retail, and community facilities spread across several buildings. The latest Site Plan Approval applications refine these plans.

Block 1, located on the west side of the site, tucked up against Allen Road and Wilson Avenue, would be a 10-storey mixed-use building rising to a height of 44.3m. It would contain 209 condominium units, with 14,852m² of Gross Floor Area (GFA) dedicated to residential space and 275m² for retail. This results in a Floor Space Index (FSI) of 3.87. The building would offer 418m² of indoor and 440m² of outdoor amenities, both located on the first floor. 

The plan previously included 4,005m² for office use spread across the first three floors, but this has been eliminated from the latest application. As a result, the total GFA proposed has decreased from 19,247m² to 15,281m².

Block 2, situated on the east side of the site at the northwest corner of Wilson Avenue and Wilson Heights Boulevard, would comprise three 17-storey towers, each rising to a height of 56.55m. Plans entail a total of 767 rental units, divided between 383 market-rate and 384 affordable units. The GFA of 57,364m² is to include 55,099m² dedicated to residential use, 470m² for retail, and 1,794m² for institutional space, comprising a day nursery (869m²) and a community centre (925m²). The FSI would be 5.33.

The layout for Block 2 includes indoor amenities of 1,566m², on the first and eighth floors, and 203m² of outdoor amenities on the eighth floor. Additionally, there would be 200m² of POPS (Privately-Owned Publicly-accessible Space).

Each tower across both blocks would be equipped with three elevators. In Block 1, this results in a ratio of one elevator per approximately 70 units, with approximately one per 85 units in Block 2, in both cases indicating minimal wait times.

The two blocks would share a two-level underground parking garage. Block 1 is planned with 155 residential parking spaces, while Block 2 would have 377 spaces. There would be 99 shared visitor parking spaces, along with two additional spots each for the community centre and nursery. Block 1 would provide 163 long-term and 40 short-term resident bicycle spaces, with six spots for retail use. Block 2 is to offer 532 long-term and 56 short-term bicycle spots, with 23 for non-resident use.

Looking ahead, Blocks 3 through 8 are planned for the northern portion of the site, further expanding the mix of residential, commercial, and institutional uses.

There are other projects and proposals in the area. To the west, the 10-storey 3621 Dufferin Street is under construction, as to the east is the 12-storey Nordic Condos. To the south, Express Condominiums on the Subway is rising with three towers ranging from 13 to 16 storeys, and a 34-storey tower is proposed for 2 Tippett Road. The largest nearby proposal is the multi-phase redevelopment of Yorkdale Shopping Centre across both Highway 401 and the Allen Road, which would introduce 26 buildings, with the two tallest reaching 50 storeys.
