A short walk south of Cooksville GO station in Mississauga, and an even shorter walk west of a coming Hurontario LRT stop at Dundas Street, Arte Residences is now topped off. The 18-storey mixed-use condominium at 89 Dundas Street West, designed by Studio JCI for Emblem Developments, is contributing to the rejuvenation of Cooksville as a more vital hub.
UrbanToronto's last checked in in February, 2024 when work was focused on the podium. With the building since having been topped off, both tower cranes have been dismantled, with the second crane having come down just last week and cladding is now also mostly complete too. In May 2024, 15 storeys were formed at the site's north end. The building's podium is clad with a dark window wall system, with installation having started in March, 2024, and then spanning seven levels. Projecting balconies were visible along floors three through six on the north elevation, while the west elevation featured similar balconies from floors three to seven. The step-backs atop the 6th and 7th floors transition from the podium to the tower above. Concrete parapet walls above the ground floor give more solidity to the ground realm.
Arte Residences had topped off just before this view from July, 2024. The window wall system was installed up to the 13th floor, with partial glazing on the 14th floor along the south side. The south elevation, facing Dundas Street West, featured a series of step-backs starting from the 13th floor, giving the upper levels a terraced massing.
The August, 2024 image below captures the construction hoist attached to the west elevation. Brick panel cladding, in rectangular sections, frames the balconies on the second through fifth floors along the south and west elevations. At street level, preparation is underway for the installation of floor-to-ceiling glazing that will define the retail spaces. The entrance to the underground garage is seen on the left, positioned near the lobby entrance for future residents.
This view of the east elevation shows extensive brick cladding installed up to the fifth level on the north and south arms, with white weatherproofing on the two floors above awaiting cladding. The U-shaped design of the podium features an outdoor terrace on the second floor framed by the two arms. Projecting balconies are seen on the podium’s upper floors, with longer balconies wrapping the corner of the north end, overlooking the terrace. The window wall system has been completed up to the 15th floor.
This month, looking towards the west elevation, both tower cranes have been dismantled — the north crane was removed in August, 2024 — while the south crane followed last week, brought back to earth in sections with the aid of the yellow lattice boom mobile crane at right. The window wall installation is complete on this side, while balcony guards are still being installed. Less promenent than the terraces at the south end, two step-backs can be seen at the 17th and 18th floors on the north end.
As Arte Residences enters the final stages of construction, it stands at 56.02m and will house 429 residential units.
