As Toronto anticipates the launch of the Eglinton Line 5 Crosstown LRT, development momentum continues to build along its route. One of the latest is a 32-storey mixed-use high-rise, designed by Studio JCI for Clifton Blake Group, proposed west of Dufferin Avenue on Eglinton Avenue West, just a one-minute walk from the future Fairbank station.

The proposed site at 1875-1901 Eglinton Avenue West encompasses twelve properties, including 137 Kirknewton Road and 156 Dynevor Road, covering a total area of 3,149m². This rectangular site currently features a mix of one- to two-storey mixed-use and commercial buildings with retail at-grade and residential bungalows. Situated within the Caledonia-Fairbank neighbourhood, the area includes low-rise, mid-rise, and emerging high-rise buildings that support a mix of residential, commercial, and civic uses.

The developer has submitted a combined Official Plan and Zoning By-law Amendment application for a tower reaching a height of 106.15m, with 422 residential units. Below the tower would be an 8-storey middle section, and beneath that a 6-storey base.

A total Gross Floor Area (GFA) of 32,455m² would include 946m² of retail at grade, with a Floor Space Index (FSI) of 12.95. A primary residential lobby would be positioned on Dynevor Road, complemented by a secondary entrance on Kirknewton Road.

Plans entail 910m2 of indoor amenity area on the 7th floor and the mechanical penthouse level. There would be outdoor amenities on the 7th, 15th, and top floors, for a total of 1,079m².

The building would be equipped with four elevators, averaging one elevator for approximately every 106 units. The development plans include a three-level underground parking garage, offering 89 residential and 9 visitor parking spaces. Additionally, the proposal provides for 390 long-term residential bicycle parking spots, supplemented by 90 residential short-term, 12 commercial short-term, and 12 publicly accessible bicycle parking spaces.

TTC bus routes provide service along Eglinton Avenue West and Dufferin Street, for east-west and north-south connectivity across the city. The area is poised for a major transit upgrade with the nearing completion of Fairbank station, located just 95m from the development. The Eglinton LRT will offer rapid transit service stretching from Etobicoke in the west to Scarborough in the east, intersecting with several major subway lines and GO Train routes.

Directly north of the site, the Cricket Park Residences and 1924 Eglinton West, both 8-storey buildings, are currently under construction. To the northeast, a 24-storey building is proposed at 2402 Dufferin Street. To the east along Dufferin Street, proposals include Lux Eglinton Condos at 30 storeys, as well as 1685 and 1711 Eglinton Avenue West, calling 37 and 39 storeys respectively. To the southeast, 645 Northcliffe Boulevard is proposed at 15 storeys, 775 Vaughan Road at 38 storeys, and 632-652 Northcliffe Boulevard at 40 storeys. Adjacent to the future Fairbank LRT station, 1812 and 1801 Eglinton Avenue West are proposed at 35 and 41 storeys respectively.
