A couple blocks south of Queen Street in Toronto’s Leslieville neighbourhood, The Sud Group of Companies has proposed a 14-storey mixed-use condominium at 26 Laing Street. Designed by BNKC, the development would include a 4-storey townhouse at the north end, as well as live/work units on the east end. The site is about a 20-minute walk east of the upcoming Riverside/Leslieville station on Ontario Line 3.

Located at the northwest corner of Eastern Avenue and Laing, the site spans an area of 1,662m². Presently, it hosts the One Academy fitness centre, a single-storey building that stretches to all four of its property lines. A leg of the property extends north to Sears Street. The area is characterized by low-rise residential homes but also increasingly by mid-rise developments and commercial spaces along Queen Street East. The lands to the south of Eastern Avenue serves as a crucial area for Toronto’s film and studio industry.

The developer’s Zoning By-law Amendment application calls for a tower rising to 52.55m, with a total of 166 residential units. The proposal outlines a Gross Floor Area (GFA) of 10,980m², with 110m² dedicated to ground floor retail space. At the north end, fronting Sears Street, a four-storey townhouse would be built, while two live/work units would front Laing Street. In all, the building would yield a Floor Space Index (FSI) of 6.6.

There would be 336m² of indoor amenities on the ground and second levels, with 335m² of outdoor amenities on the second level and rooftop. With two elevators, or one for every 83 units, residents can expect quick reponse at most times.

The proposal includes 17 parking spaces in a ground level garage, with 11 spaces for residents, 5 for visitors, and 1 for retail. For cyclists, provisions include 196 bicycle parking spaces, comprising 152 long-term residential spots, 34 short-term residential spots, and 10 publicly accessible spaces.

Nearby transit options include the 501 Queen and 503 Kingston Road streetcars and 31 Greenwood buses, connecting to subway stations on Line 1 and Line 2. Cyclists benefit from dedicated tracks along Eastern Avenue, and direct routes to the Martin Goodman Trail via Knox Avenue. Looking ahead, the Ontario Line's Riverside/Leslieville station, target to open around 2031 will be about 1.7 km to the west, substantially improving access across Toronto.

Directly to the north of the site are smaller-scale proposals, with 46 and 50 Laing Street proposed at 4 and 7 storeys respectively. To the east, 880 Eastern Avenue is proposed at 12 storeys. Further east past Knox Avenue, 14 Eastern Avenue is proposed at 3 storeys, while Loft 45 Condos and 2 Minto Street both call for 4 storeys. To the northwest, along Queen Street, mid-rise proposals include the 6-storey Post Loft Condos and the 9-storey 1233 Queen Street East. Larger proposals are found further east near Coxwell Avenue, such as the under-construction Queen & Ashbridge with three towers at 8, 16, and 17 storeys.
