The south side of Lake Shore Bouelvard east of the Don River is nearly entirely industrial until you get to Leslie Street, other than for a park, a tennis club, and a shopping centre. The area, however, like most of Toronto, is under scrutiny for redevelopment, and with all of the changes currently underway to make the Port Lands livable, and the recent removal of the Gardiner Expressway viaduct east of the Don, properties along Lake Shore are looking ripe for renewal, especially those close to the upcoming East Harbour GO and Ontario Line 3 station.

On the southeast corner of where Lake Shore and  Broadview Avenue will be extended south into the Port Lands from Eastern Avenue and the East Harbour station, three towers are proposed. Addressed to 120 Bouchette Street which runs along the east side of the property, the proposal is designed by Turner Fleischer Architects for landowner, 1956565 Ontario Inc. Official Plan and Zoning By-law Amendment applications submitted by development manager Development Collective to the City for this site seek to bring residential, live/work, and retail spaces to an area dubbed the McCleary District.

Currently, the 2.21-acre site is used as a warehouse and surface-level storage yard, reflective of the industrial heritage of the Port Lands. Nearby properties are characterized by a mixture of similar uses, including the Commissioners Street Waste Transfer Station.

The proposal calls for three towers standing 43, 46, and 49, storeys tall, reaching up to 145.5m, 154.35m, and 163.2m, respectively. Collectively, they would house 1,626 residential units, with a shared podium varying in height, planned at 10 storeys along Lake Shore Boulevard East and tapering to 8 storeys on the south side. With five elevators per tower, there would be approximately one elevator for every 108 units. The design’s Gross Floor Area (GFA) of 119,987m² includes 115,159m² of residential GFA, live-work units covering 2,840m², and retail spaces adding up to 1,989m².

Across the development, a total of 6,708m² would be divided evenly into both indoor and outdoor amenities. Indoor amenities are planned to include a business centre on the second floor to support the site’s 39 live-work units. The podium’s roof would provide expansive outdoor amenity areas. Additionally, the development is set to introduce a POPS (Privately Owned Publicly-accessible Space) on its west side spanning 254m², adjacent to the future extension of Broadview Avenue.

Two levels of underground garage would accommodate 177 resident and 54 visitor parking spaces. For cyclists, there would be 1,468 long-term and 326 short-term spots, along with 14 for retail use.

Currently, the site is served by the 72 Pape TTC bus route, which provides a link between Pape station on Danforth Line 2 and Union Station. The site is approximately 600m from the future East Harbour Transit Hub, which would likely be operational by the time this could be built. Other future plans include the extension of a streetcar south along the new section of Broadview which could link into the planned Waterfront East LRT which is slated to extend the existing waterfront LRT network eastward via Commissioners Street.

Cyclists have the Martin Goodman Trail, a major east-west multi-use trail system, running just south of Lake Shore Boulevard, along with nearby routes on Villiers Street, Saulter Street, and Commissioners Street. Immediately across Bouchette Street to the east is McCleay Park.

Across Lake Shore Boulevard to the northwest, the 60-acre site for East Harbour is set to have 15 buildings up to 65 storeys, including several office towers. Directly to the west, two 35-storey residential towers are proposed at 685 Lake Shore East, while towers of 40 and 45 storeys are proposed at 115 Saulter Street South. Further to the south, the Basin Media Hub of creative industries with its planned movie studios and office spaces is proposed near the Pinewood Toronto Studios where expansion has been underway. To the west along Cherry Street, in the Villiers Island area of the ongoing Lower Don Lands revitalization, there is a stale proposal for three towers reaching up to 47 storeys at 309 Cherry Street.
