In this week's UTPro Instant Report, we're exploring MLS Zone C03, mostly covering Forest Hill, Humewood-Cedarvale, Oakwood Village, and Midtown Toronto. The upcoming Eglinton Line 5 Crosstown LRT has the area poised to become increasingly accessible to the rest of the city, in addition to the existing service from stations on University and Yonge portions of Line 1, along woth connecting TTC bus and streetcar routes. Our Custom Location Report, powered by data from our UTPro service, provides a comprehensive overview of the developments in this area, particularly along Bathurst Street, one of Toronto's major north-south thoroughfares.

Bathurst Street's significance is amplified by two Major Transit Station Areas in the zone, notably at Eglinton West and St Clair West stations on University Line 1. The stations have played pivotal roles in shaping the street's urban development over the years, making it a hotspot for both residential and commercial projects. Of the 63 total projects in this zone, 17 are found along this corridor. Now, the new MTSA designations promise the potential for even more development here.
Our Custom Report reveals the following breakdown of projects in this zone: 42 pre-construction, 7 currently under construction, and 13 recently completed. Delving into the data, one can observe a trend towards mixed-use developments, predominantly residential with commercial spaces at grade, set to bring a total of 13,101 residential units to the local housing market.

Among the recently completed projects is the Barrington Condominiums, finished in 2019. Located at 1486 Bathurst, this 18-storey building stands tall northwest of Bathurst Street and St Clair Avenue West. Developed by the Goldman Group and Lash Group Of Companies, and designed by Richmond Architects, the condominium boasts 93 units and stands at 61.57m tall.

Another project reshaping Bathurst Street is The Forest Hill Condominiums. Situated at the southwest corner of Eglinton and Bathurst at 875 Eglinton Avenue West, this 17-storey residential development, currently under construction, will house 390 residential suites. Residents will have a direct connection to the Forest Hill station on Eglinton Line 5. Designed by BDP Quadrangle and developed by CentreCourt, the topped-off tower now stands 60.7m tall.

Looking ahead, Raglan House is proposed at 65 Raglan Avenue, north of St Clair Avenue West and west of Bathurst Street. A 28-storey condo building, the project is from developer Camrost-Felcorp and designed by Arcadis — the Amsterdam-based global firm that acquired Toronto-based IBI Group in Fall 2022. With an expected 320 units and height of 91.95m, this building is poised to be a significant addition to the area's housing capacity.

Further insights into the data reveal an average height of 62.89m, with the maximum height soaring up to 247m. Similarly, the median storey count is at 16.5, whereas the maximum number of storeys is 65. The gross floor area (GFA) is predominately residential, accounting for 87% or 936,278m².
