While the final stretch of 2022 was generally characterized by a slowdown in activity in Toronto’s development industry, one residential project in North York was able to find success in a sector that has slowed of late: sales. NorthCore Condos, the 16-storey mid-rise located on Sheppard Avenue just steps from the Sheppard-Yonge subway station, was launched by developers Fieldgate Urban and Westdale Properties at the start of November, and saw the sale of its entire first round of units in less than two months on the market.

Designed by IBI Group, the project has been framed around advancing the conversation of North York City Centre as one of Toronto’s key neighbourhoods, highlighting the livability of the area and the depth of the community while delivering a building that fits neatly into that fabric. To see such early success in sales, however, also suggests that buyers were also impressed by the interiors, designed by Figure3.

Sales went live officially on November 11th, with a release of 220 units, accounting for just over 60% of the 365 unit total (including the 7 townhouses). With a mixed selection of layouts made available for purchase, ranging from single to 3-bedroom plans, buyers initially had a number of options to choose from — but the availability did not last long. Fieldgate informed UrbanToronto that by the end of December, their entire inventory of units had been sold out, with the 3-bedroom layout seeing the most interest. 

From the most current interior renderings, we can see the Figure3’s approach to the suite design favoured a more subdued modern style in the interest of remaining versatile. Integrated appliances help to reduce the impact of the kitchen on the rest of the space, while simple finishes with colour schemes like the neutral tones pictured below offer an agreeable foundation for future residents to build upon. Still, some details stand out, like the track lighting in the kitchen, to deliver enough flare to keep things interesting for prospective buyers.

Views from the balcony make clear what the neighbourhood can offer compared to the more dense and built up neighbourhoods of the Downtown Core. Greenery thrives in the surrounding area with less buildings to compete with, the scale of the streets benefits from the absence of skyscrapers, and with the proximity of the Yonge Line 1 subway, these factors can be enjoyed without sacrificing the site's city-ness.

The next round of sales is slated to go live at the end of the week, along with a Lunar New Year celebration. The Friday event will mark the turning of the calendar while opening up the floor for purchasers to get their piece of NorthCore with a package of new single and 2-bedroom units hitting the market.
