Earlier this year, developers Fieldgate Urban submitted plans for the City of Toronto for a mid-rise development in North York, proposing a 16-storey mixed-use residential building with a townhouse component located at 53-63 Sheppard Avenue West, just beyond Yonge Street. This week, Fieldgate notified UrbanToronto that their team has been busy moving the project forward, and now, under the name NorthCore Condos, the boutique development is officially ready to launch.

Designed by IBI Group, the latest plans indicate that NorthCore Condos will contain a total of 358 units, along with 7 townhouses. With a new suite of renderings to unpack, we have prepared a brief on what has been revealed in this exclusive first look, summarizing some of the features of the project, with interiors appointed by Figure3.
Beginning with a look at the site, the project is built upon the principles of harnessing the existing offerings of the area. Steps away from Sheppard-Yonge Station, future residents of the building will be able to quickly access rapid transit, allowing them to be closely connected with the rest of the city.

The project's design incorporates the greenery that thrives in an area further away from the highly developed Downtown. The neighbouring green space, Albert Standing Park, enjoys an abundance of tree canopy, and was a focus point for the team in terms of augmenting the outdoor amenity space they could provide. The result of their ideation was a direct connection between the park and the development’s outdoor amenity courtyard, a versatile space for outdoor living which the team thinks of as the ‘jewel’ of the development.

Interior renderings provide a first look at the amenity offerings, with several spaces standing out for their programming and design. The co-working space, for example, is laid out to provide residents with flexible working situations. Private office spaces behind translucent entrances are provided, allowing for light to enter the space through an eye-catching arched window. Meanwhile, a conference style table in the common area allows for group work sessions, or dining at other times, with a mini-kitchen allowing for a complete office experience.

Interestingly, another workspace was developed for the building with the younger resident in mind. Referred to as the Creative Hub, the indoor amenity area is a production space for multimedia creation, lending to photography, videography, and music creation.

The development also boasts a fitness centre that is partitioned into multiple areas for different styles of physical activity. Looking at the yoga studio, the space benefits from a planted green wall located in the centre of the room, adding a biophilic element that is particularly fitting for a space seeking to foster tranquility.

With a mix of units ranging from single to 3-bedroom, as well as the townhouses, NorthCore Condos is a project with a goal: to contribute to the evolution of North York’s identity. In a recent press release discussing the launch, Dov Seidenfeld, Fieldgate Urban, said “NorthCore will be a community that creates a lasting imprint on North York. This is a special area with so much to offer – it’s time that North York is celebrated as one of Toronto’s greatest neighbourhoods.”
