There may be more density coming soon to Rosedale as Zinc Developments has recently submitted a Zoning By-law Amendment application to the City of Toronto for a site at 1087 Yonge Street. On the southeast corner of Yonge and Price streets, a single-storey retail building currently houses a Sleep Country and a Running Room, while in behind on Price is a 3-storey mixed-use building used for offices and a vacant residential unit. The two buildings would be replaced with a 19-storey mixed-use building designed by architects—Alliance.

A skinny patch of land that is currently used as a walkway from the rear of the office/residential building to Rowanwood Avenue to the south is also part of the address. No building is proposed within this portion of the site, which will be subject to a future severance application.

The proposal is composed a 6-storey base and 13-storey tower elements, both sections articulated further into shifted boxes. The building contains 143 residential units located on the 3rd through 19th floors in a range of sizes and configurations. The mix is proposed as 6 studio (4%), 89 one-bedrooms (62%), 32 two-bedrooms (22%), and 16 three-bedrooms (11%).

There would be a total of 1,569m² of commercial space below the residential levels, while the total gross floor area (GFA) would be 11,758m²  resulting in a density of 9.61 FSI. Pedestrian access to the building would be through commercial unit entrances along Yonge Street, and a residential lobby entrance on Price Street.

Vehicular access is proposed to be provided through the existing curb cut on Price Street at the eastern edge of the site. Parking is proposed within an automated underground parking stacker system with 130 total parking spaces, of which three would be dedicated for short term visitor use. A total of 143 bicycle parking spaces are also proposed, of which 129 would serve the long-term needs of residents, and 14 would be dedicated to short term visitor use.

The site is located approximately 350 metres from Rosedale subway station and 250 metres from the Summerhill subway station, but Summerhill will soon be only about 100 metres walk from the site, as a new southern entrance is being incorporated into the ‘Scrivener Square’ development currently under-construction across Price Street.

A total of 383m² of indoor amenity space would be provided within amenity rooms on the 3rd, 4th, 5th, and 6th floors. An additional indoor amenity room would be located on the 7th floor connecting to a 120m² outdoor amenity space on rooftop of the base building.
