Aspen Ridge Homes has submitted Zoning By-law Amendment and Site Plan Approval applications to the City of Toronto for a proposed 10 to 11-storey mixed-use building, to be located on the site of the former Cineplex Head Offices at 1303 Yonge Street.

Situated on the east side of Yonge Street between Jackes Avenue and Woodlawn Avenue East, the land slopes considerably here as Yonge Street climbs the old shoreline of the glacial Lake Iroquois. The site is an assembly of two properties the developer is proposing to demolish, one of which is the 4-storey Cineplex office building.

The proposal's exterior, designed by BDP Quadrangle, features a two-tone grid of bronze-toned metallic panels on the horizontal axis, and green, glazed piers on the vertical axis, the material practically glowing like kryptonite. As a result of the grade change of the site, the building height at the south end would result in a building height of 11 storeys, while at the north end, it would rise to 10.

The proposal has a gross floor area of 20,055m², with 15,949m² being dedicated for residential uses, 3,885.9m² for office uses, and 219m² for retail uses. The resulting overall density would be 6.38 times the area of the lot.

With the slope, a mezzanine floor would be located below-grade at the north end, while above-grade at the south end of the building, with above-grade portion occupied by office uses. Retail uses are proposed at grade at the corner of Jackes Avenue and facing Yonge Street. Levels 2 through 10 would be occupied exclusively by residential uses, and their associated amenity spaces.

The building is proposed to contain 102 residential units, and, in an unheard of move, all of which would be 3-bedroom units. The units on levels 9 and 10 would be 2 storeys. A total of 390m² of indoor amenity space is proposed on the second residential floor, adjacent to 185 m² of outdoor amenity space. Private terraces and balconies are proposed for each of the units.

Approximately 157 vehicle parking spaces within three levels of underground parking are proposed, as well as 141 bicycle parking spaces.

The site is located approximately 350 metres south of St Clair subway station on Yonge Line 1, which also provides access to the St Clair streetcar and buses, and a similar distance north of the Summerhill subway station. Buses also pass by the site.
