Midtown Toronto's extensive collection of 20th-century apartment towers surrounded by vast green spaces has been providing intensification options for developments, the latest in the area being a pair of condo towers dubbed Plaza Midtown filling out a site near Eglinton subway station. The project by Plaza is adding a pair of BDP Quadrangle-designed 27 and 34-storey condominium towers to the site touching on Dunfield Avenue and Holly Street to the east and west respectively, and Soudan Avenue to the south.

Construction began in Spring, 2019 with the start of site clearing activity and the arrival of drilling rigs and excavators to kick off below-grade work. This and subsequent work has been conducted on a constrained site that is hemmed in by two existing 14-storey rental buildings. Plaza Midtown's taller 34-storey tower will rise north of the existing Dunfield building, and the 27-storey tower will rise to the south of the existing Holly building. When we last checked in on construction in May, 2020, the site's caisson wall shoring system was formed and the excavation was growing as an S-shaped pit that carves around and below the bases of the rental buildings, on its way to being deep enough for three levels of underground garage. A pair of cranes were installed in mid-2020, advancing forming of the underground levels.

By mid-February, 2021, aerial views of the site revealed that the first floor forms had been installed for the complex's ground level.

Roughly ten months since our last update, forming of the garage is wrapping up. It will have 424 spaces, with 337 for residents and 87 for visitors. Above, the first rebar has been laid onto floor forms for the ground level, as the building gears up to rise into the Midtown skyline.

The site's southeast corner, an area occupied by a pair of single-family homes until they were demolished in 2019, remains un-excavated. This space will eventually become a 1,550 m² City park fronting onto the northwest corner of Soudan and Dunfield.

Plaza Midtown will fill out the site with the addition of 545 new homes upon completion, adding to a block already housing several hundred apartments.
