Immediately north of High Park subway station in the Toronto neighbourhood of the same name, High Park Bayview and GWL Realty Advisors are bringing a pair of 25-storey, Zeidler Partnership Architects-designed rental apartment towers to Quebec Avenue and High Park Avenue. Known as Grenadier Square, the development adds modern point tower designs to an area populated by 20th century slab-style apartment towers.
The project consists of a west tower on Quebec Avenue and an east tower on High Park Avenue. Both have been progressing smoothly since we last checked in on construction in May, 2019. At that time, the towers had just topped out at their final 82-metre heights, rising above the largely uniform roof heights of the older apartment buildings that surround them to create a new centrepiece for the neighbourhood skyline.
Cladding installation has progressed to cover the entire towers since our last update, when the towers were roughly half-way enclosed. The exterior treatment for Grenadier Square is a repeating pattern of white precast concrete and dark window wall cladding, while the towers’ bases are clad in a mix of grey brick and white precast sections forming a dissolving effect. Alternating precast concrete and glass finishes integrate the balconies into the design.
The two new towers are bringing 528 new suites including 16 replacement townhomes to the larger Grenadier Square apartment complex. Along with the new buildings, a pair of new amenity pavilions combining for 22,000 square feet will be made available to residents of both new towers, as well as to those living in the existing buildings at 40 High Park Avenue and 77 Quebec Avenue.
