The City of Toronto's Avenues and Mid-Rise Guidelines have led to a substantial increase in mid-rise development along Toronto's arterial avenues. Streets such as Danforth Avenue are now primed for new developments like Carmelina Condos, a mid-rise condominium project under construction at Woodbine and Danforth from developer Tre Memovia and builder Fusioncorp Developments.

Designed by TACT Architecture and Arsenault Architect, construction on the 12-storey, 125-foot continues to progress. The building was topped off earlier this year, and in the time since, work has made visible progress on the exterior of the structure, which is being clad in a combination of brown precast concrete panels and reflective window wall glazing.

A closer look at this cladding reveals a brick pattern impressed into the brown-pigmented precast concrete, while the building's glazing—framed in thick dark-hued mullions—appears to have a slight green tint.

The development, which will add 140 condominium units to the east Danforth stretch, will feature interiors by Wiklém Design. Once complete, the new condominium development will also be adding ground floor retail to Danforth Avenue - a feature encouraged in the Avenues and Mid-Rise Guidelines, meant to keep commercial shopping strips like The Danforth lively.
