I love that there's some natural materials that extend all the way down to the street. The trend of sterile walls of glass fronting the street needs to die asap
Agreed, absolutely. It kills any vitality at street level and then gets even worse when retailers struggle to merchandise all glass walls and end up using window film.

the window film is the biggest "u gotta be kidding me" moment...worst offenders are canabis retailers (I know they have to, but still) and dental offices with wall-to-wall portraits of smiling ethnically ambiguous families.

The tallest 28-storey tower of Phase 2 must be included in this thread,.... it's my favourite part of this whole project! I'll explain later,... when it tops out
