The problem is far more that the retail is, like the rest of the building, not well designed as the Retail Units are either too large for a small store or too small for a large one.
 
...the irony being here is there was retail before they tore it all down to put up the monstrosity in question. /sigh

That's fair, but a bigger place IMO is not too big an issue. They will just have to adjust down the price per size relative to the retail space around the area. The market will do its thing, and it will be at the cost of poor planning..
 
I have noticed that the company trying to lease the retail units in this building recently changed. Up until a few months ago, all the "for lease" signs were blue, branded with the Behar Group logo. They've since been replaced with red and white JLL signage, though nothing seems to be listed on their website yet.

I wonder if this is an admission that the retail is not leasing as they hoped? Behar has successfully leased all but one retail unit in the St. Lawrence condos across the intersection to the northwest, so evidently they have some idea what they are doing.

All of the retail at 158 Front/St. Lawrence condos has been leased. H&R Block will be opening in the corner unit.

The retail at T&S was designed in such a way that no one is interested in leasing it. The space along Front Street can only be demised into units of about 3,300 sf each and there is no demand for space in this size range. The east end Front Street space has massive columns which wouldn’t work for most retailers and the Sherbourne units lack any real visibility and exposure.

Also, there is no venting capability in ANY of the retail spaces at T&S. So even though the community negotiated a patio space for the retail at the corner of Sherbourne and The Esplanade, it is impossible to lease the space to an actual restaurant.
 
Photo credit to Northern Light here, but there is supposed to be room for a patio at the Sherbourne/Esplanade corner? I thought that was where they were trying to source a daycare to fill it?
