This must be what CanAlfa's teaser ADs have been about, the next phases following LVT + Bliss, these 4 towers (26, 23, 2x 20s) will be located immediately east of Bliss and west of Strachan Avenue ~

The Site Plan on page 8 shows some funky organic shaped buildings, but no Elevations are shown ... it should be interesting to see how these turn out ;)

City Planning Prelminary Report

The application proposes to include the parcel of land, municipally referred to as 14 Strachan, into the King Liberty Village neighbourhood and obtain the same range of uses and development permissions for the lands as is currently permitted on the adjacent lands, municipally referred to as 39-51 East Liberty Street. The intent is to merge the 39-51 East Liberty lands with the 14 Strachan Lands to construct two residential buildings, consisting of four point towers, on the new development site.

The first building, which will be referred to as Building A, would comprise of a 4 storey podium with three point towers arising from it fronting the south side of East Liberty Street. The buildings’ development parcel would consist of the lands municipally referred to as 51 East Liberty Street and a portion of the 14 Strachan Avenue lands. Two of the three towers would be 20 storeys in height and be positioned along East Liberty Street. The third tower, proposed at 26 storeys in height, would be set towards the rear of the site, adjacent to the CN rail line. The building would have approximately 530 residential units with the total gross floor area being 56,222 m2.

The second building, which will be referred to as Building B, is proposed to have a six storey podium located on the south west corner of East Liberty Street and Strachan Avenue with one point tower at 23 storeys arising from it. The development parcel would consist of lands municipally referred to as 39 East Liberty Street and a portion of the 14 Strachan Avenue lands. The building would have approximately 261 residential units with a total gross floor area of 24,353 m2, 376 m2 of which is proposed to be attributed to retail/service space.

The applicants intend to construct a ‘U’ shaped road around Building A extending south off East Liberty Street. The east arm of the U shaped road, aligned with Western Battery Road where it intersects East Liberty Street, would separate Building A and Building B. The west arm of the road would separate Building A from the approved development to the west. The road would have a 15 metre right-of-way and is intended by the applicants to be dedicated to the City to become the first phase of the potential local road that may extend west to Dufferin Street. A linear park is proposed to be located between the local road and CN rail corridor to the south.

A total of approximately 904 parking spaces would be provided in a five level underground parking garage located under Building A that would have access entrances off the local road on both the east and west side of the building. The five levels of underground parking would service both buildings. Access to the garage from Building B would be provided via an underground pedestrian tunnel. Servicing and loading would also occur off the local road.

Solaris, I'm sure it's been said before, but thanks so much for your efforts in posting these updates. :)

Yes, Solaris, it is very much appreciated. Thanks so much for the work that you do.

Thanks for the info Solaris but...

AN ENTIRE BLOCK FOR THE PODIUM? HAS TORONTO LEARNED NOTHING ABOUT URBAN PLANNING AND PLACEMAKING IN THE LAST 20 YEARS? Break these suckers up and create pedestrian mews in between each building. Perhaps a public, central courtyard with cafes and a market? It's sad how quickly Liberty Village is deteriorating at the hands of shameless, capitalizing developers, but with these new plans, it doesn't look like that trend will be reversed anytime soon.

This looks like a massive!! project.... Over 700 units in 4 buildings... I think the shape of the buildsings looks very interesting to say the least... Hopefully they have solid designs and looks... Its always great seeing new and upcomming developments in this area.

Thanks for posting!

Pretty sure the teaser ads are for a 35 storey tower in front of the sales centre.

I believe CanAlfa sold this site to Plazacorp.

Why not start over and eliminate the stupid, overbearing podium? The problems with this development are not limited to the placement of the towers and I hope our limp-wristed Design Review Panel can do something about it.

Why not 2 and 2 instead of 3 and 1?

It's 3 and 1 because that's what fits when you extend the existing intersecting roads from the north side of Liberty to the south: the City does not like T intersections as they are not efficient, so the new roads must join the old ones.

gotcha

The Tower (the site that Plazacorp is launching) is, I believe, across the street from this at the NW corner created by the junction of Western Battery and East Liberty.

According to the City Planning staff report, 863880 Ontario Limited is the owner of the this property.

On other hand, 863880 Ontario Limited, CanAlfa, and IBI Group are all registered under the same address (as shown in this document)... would that not suggest that 863880 Ontario Limited and CanAlfa are related (and hence infer that CanAlfa will be the builder of the 4 proposed towers here) ??

That's a shame. One non-rectangular building in Liberty Village would be nice. That goes for the WQW area as well. I don't even try to differentiate any of the new buildings going up in LV and WQW anymore, they all look the same and not too exciting.
