Toronto Forma | 308m | 84s | Great Gulf | Gehry Partners

I got incredibly excited when I read 350m and 394 m I should have known it was too good to be true ... sigh maybe i'll live to see it happen one day
Just remember that 5-10 years ago when those 200+ meter condos were being built in the south core, or 1BE and Aura were being built, those were considered massive.

Now toronto has somewhere in the ballpark 6-7 supertalls (or near supertalls) proposed or under construction, and in lots of places 200m is starting to be considered the bare minimum.

Does that mean for sure we'll see something nearing the 400m mark in the future? No, but I'd say as long as land is limited and the GTAs insane demand for housing keeps up, theres no reason to believe we wont continue getting taller and taller buildings.

may be in 10 years we will have a 400m proposal.

I don't think so. I think the CN Tower's observation deck acts like a permanent height barrier to any building being constructed in the city. City officials will never approve any building which is higher than the CN Tower observation deck. They like the visual look of the CN Tower towering over all the buildings in Downtown.

Theres more to Toronto than just the lakefront, there's also a second observation deck

Biggest issue for a 400m tower is finding a location that respects Toronto's shadowing rules.

If you count The Hub’s little spire (CTBUH would ;-) Toronto has 8 legitimate supertalls on the books: 2 u/c and 6 in the pipeline. If YSL and Sugar Wharf Phase 2 were kind enough to sneak a lousy extra metre in, that would be 10.

The good news is even if COVID depresses the office market for the foreseeable future (stalling CC3, Union Park, The Hub), 3 potential supertalls are residential or mixed-used (no high hopes for 1200 Bay though).

5 Year Prediction: 212 King W and Gehry will start, YSL and Sugar Wharf will add a metre and be underway… so 6 supertalls in motion. If we're really lucky an office building will land a marquee tenant and think about starting.

5 Year Progress:
a) The One will be u/c at level 31 of 94 approved storeys
b) SkyTower will be topped out and 85.4% clad
c) a 402 metre proposal will emerge for Mississauga (roof height - 290m, spire with Rogers logo - 112m).

I can see buildings taller than the main observation deck (around 350m), but not within 1 km of the CN Tower at the very least. It's not just about preserving CN Tower's dominance in the skyline - uninterrupted view from the observation deck is a huge attraction, and therefore $$$ generator. True, there's the upper observation deck, but very few people are willing to pay the extra fee (about $12 I think, around $50 in total) just to get a slightly better view. Besides, that deck is very small, and access is severely constrained (only 1 small elevator from the main deck I think) , so even if there's a surge in demand they wouldn't be able to do much. I'm sure Calgary Tower used to be a top attraction in that city, but having been up there in the past 5 years, I can tell you it was a ghost town compared to the CN Tower. Top of the Rock (Rockefeller Center) and the Empire State Building observation deck are also not the tallest in New York, and they still draw large numbers of visitors, but their drawcard is you can only see the other iconic building from up high (plus the downtown Manhattan skyline, which is miles away) from the respective observation decks. Maybe if the view from the CN Tower's main observation deck is blocked by another iconic tower nearby it could still be as popular, but I doubt we'll see that in our lifetime.

I could see a 400m tower pop up somewhere north of the core, around Bloor/Yonge.

I know you said this somewhat sarcastically but I could see mississauga getting the gta's first 400m+ building over downtown toronto proper. Seems to be lots of developer interest in large tall towers in mississauga and I think regulations are currently a little more lax in MCC. It also solves the whole CN tower view blocking problem

Let alone a couple dozen or more master plans of new neighborhoods around the city with some pockets of big ass towers
throw in all the new planned and u/c LRT lines, Subways, GO, and Smart Track, and some new tourist attractions,
Ontario Place, Rail Deck Park, Portland's Woodbine Casino, etc.

It's mind boggling:eek:what's going on and what's to come in the GTA....we wont recognize it in 10 years:cool:
