Honestly have you ever seen ONE G+C project executed with glazing like this?
I'm pretty sure they would have pay an extra premium for renders that show all those tiny mullions and back painted glass their buildings usually end up with... >.<

Honestly, I'd settle for the west building if we could just do literally anything better with the east one.
 
New renderings have been updated in the database. The overall total unit counts went from 442 to 369. Previously the parking count was 140, now it's down to 90. The high-rise portion of the development dropped from 39 storeys to 28 storeys so did the height reduced from 140.81m to 95.55m.
 


64-66 Wellesley Street East and 552-570 Church Street - Official Plan and Zoning By-law Amendment and Rental Housing Demolition Applications - Preliminary Report

This item will be considered by Toronto and East York Community Council on February 16, 2022.

Summary
This report provides information and identifies a preliminary set of issues regarding the Official Plan and Zoning By-Law Amendment and Rental Housing Demolition applications for 64-66 Wellesley Street East and 552-570 Church Street. The applications propose to amend the Official Plan and Zoning By-law and demolish 65 rental dwelling units to permit the redevelopment of the site with 7- and 28-storey mixed-use buildings. The proposal includes a total of 369 dwelling units, of which 76 are rental units (65 rental replacement), and 884 square metres of retail space. Portions of the façade of the existing apartment building at 64 Wellesley Street East are proposed to be retained in situ or reconstructed.

The application has been circulated to all appropriate agencies and City divisions for comment. City Planning staff will proceed to schedule a community consultation meeting for the application, in consultation with the Ward Councillor. Staff note that the application is not supportable in its current form.​
 
The new rendering is updated in the database. The overall storey count changed from 28 & 7 storeys to 30 & 7 storeys. Total height changed from 95.55m & 24.22m to 102.25m & 24.06m. The total unit count changed from 293 & 76 units to 314 & 60 units. Finally, the total parking space count changed from 90 parking to 85 parking.

The 2-storey brick treatment on Church looks like an afterthought. But the bigger sin is the stepped podium attached to the tower - it looks like the creature bursting out of Kane's chest in "Alien".
