Edit: so this looks lovely, and trading GPAI for Atelier Barda is an epic upgrade, rarely-happens-this-way-in-Toronto development, but what is driving the placement of the core? Why are they sacrificing their south penthouse views? Why not tuck it up against the east frontage, especially given that the property to the east will have height added to it in the fullness of time? Be interested to know what drove that decision.

A new boutique residential infill development in West Queen West, steps away from Trinity Bellwoods Park.

Current Site

828 Richmond encompasses the municipal addresses of 828-838 Richmond Street West and is located in the West Queen West neighbourhood of Toronto. Today the site is made up of a 1-storey commercial building and surface parking lot. The proposal does not include the 3-storey commercial building, known as 822 Richmond Street West, at the northwest corner of Richmond Street West and Walnut Avenue.

  • 8-storey infill mid-rise building with courtyards and winter garden
  • 22 new residential units:
    • 18% 1-bedroom
    • 46% 2-bedroom
    • 36% 3-bedroom
  • 16 car parking spaces
  • 23 bicycle parking space

New renderings are updated in the database. The developer changed from TAS to Hullmark. Architect changed from Giannone Petricone Associates to Atelier Barda architecture. Finally, the building height increased from 14.93m to 28.59m.

Renderings are taken from the architectural plan via Rezoning submission.
 
How are we still only talking about only 8-Storeys on this site in 2023..?

Would 10-12 Storeys kill someone..?
