Bit of news here, the Golf Course parking lot is now closed, fast fencing has gone up, this will be for the work to shift the PPUDO to this location from the development site/parking lot to the north.

In theory.........upon completion, the plan will be to close the parking lot and begin construction.

However, none of the building permits for the housing development have yet been filed. Sigh.

Given typical lead times, if they want a shovel in the ground by the end of March '25, those permit apps needed to be filed .....in the next 3 weeks or so.

Just like most offices, Buildings slows down over the holiday season, so if processing isn't well underway before Christmas, notices may not go out (needs to tweak the plans/drawings) til late January.

Dear Community Members,

Join us on Wednesday, December 4, 2024, from 6:30pm to 8:30pm at Crescent Town Elementary School for an Information Meeting to learn more about the development of the City-owned site at 777 Victoria Park Avenue. Staff from the City of Toronto, CreateTO, and the development team will be on hand to share information at a series of project boards and to answer questions about the development.

Alterra Group of Companies and Mahogany Management have been selected to redevelop this site into a mixed-income, mixed-use residential community with 705 new rental homes, including 256 affordable rental homes and 449 rent-controlled market homes; retail; a new childcare centre; a new publicly accessible open space; community facilities; and improvements to the public realm.

Housing Now is a City-wide initiative with 22 locations across Toronto. Housing Now is part of the HousingTO 2020-2030 Action Plan and will help the City achieve its target of delivering 65,000 new rent-controlled homes, including 41,000 affordable rental, 6,500 rent-geared-to-income (RGI) and 17,500 rent-controlled homes.

A report to the next meeting of Planning and Housing might actually fit better in the Parking Catch-All thread......but since this development triggered the motion at Council.........


The gist is this:

Beyond what has now been obtained in the current design there will be no additional on-site parking.

Additional parking for commuters was considered at the site of the current golf course parking lot, but deemed unworkable.

Green P and CreateTO have now spent money studying how to deliver 30 additional off-site parking spaces within 10M walking distance of Victoria Park Stn, but have not yet settled on a specific site. The list of sites under consideration is confidential.

In the course of this report, the 705 Warden Housing Now site gets mention.

I'm telling @HousingNowTO on them.......

Wait til he reads the report and the time and energy that will be consumed on the subject of commuter parking here......while the housing project goes nowhere.

Really? Did anyone tell them that all three of these sites are the subject of development applications?......

I frankly don't think commuter parking around Main Station is a big priority, if any at all...........but if you're going to pretend to give the matter thought.........

Yeah, I'm just waiting to see what is in the "Confidential Attachment" once it is made public.

Presumably we will see the purchase price, if applicable for a new site, but we won't see the prices for the remaining sites.
