The existing buildings look crummy but they are quite vibrant as are the surrounding strip malls. Little Persia. I fear development will ruin that. Would be nice to tame Highway Yonge North with a REimagine Yonge style plan here.
 
The newer condo buildings between North York Centre and Finch station have been pretty successful at attracting a strong retail presence at base for Korean and Chinese businesses. If similar initiatives and arrangements can be continued north of Finch, then these businesses can similarly be sustained in a newer format.
 
I was under this bizarre impression that Dialog was a firm renowned for high quality design and architecture, before they started designing buildings in Toronto.

Do their stuff out west look like this?
 
Based on DIALOG's portfolio, they tend to demonstrate better work for institutional and office type projects. Nothing overly exciting, typically on the tamer side, but still generally neutral and positive for the most part. Perhaps something along the lines of Montgomery and Sisam that we have here.

For their larger scale residential/hotel projects, they've included several ones where I believe they were a sidekick on such as the Toronto and Vancouver Shangri-La buildings, Fairmont Pacific Rim in Vancouver, and the Edmonton Ice District.

They have some other condo projects in Vancouver and Edmonton on the mediocre side. However, between this and the RioCan project at Yonge & Roehampton, they've taken it to a new low.

Lots of issues are raised (staff really don't like this one).

But of note is the extent of lot coverage at grade; balconies overhanging the sidewalk on Yonge, inadequate transitions..............

And in what may be a first........there's a reference to Mx no longer being committed to Cummer Station and that having an impact.
