Proposal to redevelop this lowrise apartment building into 5 townhouse units, at 2616 Bloor St W (corner at Kingscourt Drive, a block west of the Kingsway):

To permit a townhouse use and to construct five townhouse units.

Ideally, this whole block (and beyond) should've been a row of midrises of similar scale to that recently built flatiron condo at Bloor & the Kingsway:

... but with retail (as @Towered suggests).


So basically my thoughts are that this is fine, better than what is there presently, but suffers from being far too unambitious.

The problem with adding retail to this dead stretch of Bloor, is that it's a dead stretch of Bloor. A couple of retail units in an area without any others will not be enough to create a viable commercial zone, not within such a low density neighbourhood in any case. If this were multiple storeys tall with 100 times the number of units coming here (they're only effectively adding 1 new housing unit it looks like!!!!!)… the maybe.

Got to work off those COVID hips and handles to get to the next less dead strip along Bloor to pick up that variety store Mars Bar then...

I getcha… but no-one will open stores that depend upon passersby in that stretch, unless the spaces are part of a much, much larger single project, or part of an overall vision to transform that whole stretch. There's gotta be coordination to make that kind of a change.

What they could do for townhomes along Bloor here is design them with live/work storefront offices for each townhome owner who could receive clients… accountants for example, etc.
