Potential redevelopment of a retail plaza (SmartCentres Burnhamthorpe) at Burnhamthorpe Road West stretching from Central Parkway West to Erindale Station Road. The site is located near Erindale GO.

The City of Mississauga, in partnership with the Region of Peel, is evaluating the appropriateness of converting three employment sites to allow for sensitive uses, including residential development.

Proposed GFAs:
Office - 19,467 sq. m.
Retail - 3,459 sq. m.
Community - 954 sq. m.
Other - 9,601 sq. m.

Proposed Residential Units:
1,854 total units
190 affordable units
Hold on a second. Literally the other day a piece of land from the west side of central parkway was destined to become a two floor office or warehouse. I said this was absurd because the go station was within walking distance. There was some scoffing that anyone would want to build there. But yet we’re zoning to build here?
 
Not a great shot but here is one from my files. Taken back in January, I've outlined what is to become Site2 in white. You can see construction in the lower right of the project @sixrings referenced in his earlier post.

Both plaza in the area have been in declined over a decade and not surprise about this. Even the old Canadian Tire Site now a grocery store store is prime for redevelopment.

The lands on the west side of CP are zone employment and next to CP Main line and GO Milton Line

SmartCentre are trying to get a better return on a number of sites like this and more so around transit stations.

Could the city not use the leverage that density will bring into some concessions for the Milton Line? Surely development charges can help pay for grade separations? Like Erindale Station Road or Wolfedale, to make potential service increases easier?

Both crossing have been on the books well over a decade or more for grade separation, but both the city and CP dragging their feet due to cost. They are on Metrolinx hit list that needs to be grade separated for years alone with a number more along the line.

Like or not, various areas are zone for X regardless it can be used for other use.

I don't see the city trying to leverage density in place of employment as they prefer to see density in a small area, not spread across the city like it should be. The city being trying to get office space built there far too long with no one will to do so, even with the GO Station next to it. Until all day service come to the Milton Line, it will remain as is and its time for Metrolinx and CP make it happen. Was to been 3 tracks to Milton by 2011 and in the 2014 election plan to be 4 tracks by now.

The 2 plaza in this area are prime for conversion to density, but what type of density will they allow since single homes rule the area and the car folks.

Metrolinx would like to see the surface parking lot disappeared with density replacing it.
