110 SHEPPARD AVE E​


OPA & Rezoning Application proposes the development of 49 and 53-storey mixed-use towers above a 5-7-storey mixed use podium providing residential and commercial use at grade. The building will provide a total of 1,313 residential units, being a mix of studio, 1-bedroom, 2-bedroom, and 3-bedroom units. The building will also provide retail units at grade. A paved access from Kenneth Avenue will be provided, leading to 3 levels of below-grade parking, providing a total of 169 parking spaces; as well as 894 bicycle parking spaces. The proposed development provides a total GFA of 78,330.72 square metres and an FSI of 16.88. Additionally, the proposed development provides 2,569 square metres of indoor amenity space and 1,384 square metres of outdoor amenity space.

Now that I'm quasi awake......... let me fill out some details..........

First............this one seeks to replace an existing 10-storey office tower.

Elevators: 12 across the two buildings with 1,313 units or 1 elevator per 109.4 units.

Notable is on parks is the on-site dedication which is tiny, but which would add to an existing dedication and allow for the Willowdale trail to extend south to Sheppard. Note that this route passes directly over the buried Wilket Creek.

You can see the existing dedication here in this aerial view, and it would grow to the west/left with this proposal:

Unfortunately, the total setaside does not appear to leave sufficient space to daylight the creek, at least not with a walking trail too.

One final note..........I don't see any affordable housing in a proposal that seeks to tear down a 10s office tower, on a road with subway no less......... @HousingNowTO will want a word with the proponent here.

NOTED : The ZERO office retention means that we would be looking for 20% of the Required Office GFA in the new building to be instead delivered as "Affordable Rental Housing" for minimum of 50-years.

Looks like nobody has plans to build on the south side of Sheppard East .
Is it a zoning issue or hard to accuire land ?

There's a short building right across the street (on what's known as "Leona Drive" from this that is boarded up and being advertised as a new condo development.
On the east side of that street there's a short office building and the street dead-ends to whatever that parkette (sliver?) is before it transitions to the other side of Leona Drive

Re-Zoning application notice went up last week on the Kenneth side of the building. It's a very temporary sign being held in place by two "bucket" concrete feet.
Lots of repairs being done to the "tiles" at the front of the building that got all smashed up from winter and the core-drilling they did.

There’s no 45 degree angular plane rule for parks.

Of course there is shadowing/sun protection; but that would be moot where the park is located south of the development in question.

There is, in this case supposed to be a narrow strip of green {park) to the east; but that's already shadowed from the west by the existing building, and it gets some sun from the south.

Even that doesn’t really exist anymore. An applicant just needs to show that ‘shadow has been mitigated’ - not that net new shadow is avoided as previously used for shadow protected parks. (Which of course, this one isn’t)
