For me, this plaza is a village killer (vibrancy, ambiance, people friendly, streetscape, etc. ) and never should have been built (40+ years ago or so) in its current form. This plaza among others in Mississauga have been used as fodder on how not to build a city but there is a paradigm shift going on and this is, at least to me, a good example of that change...

There are some fantastic smaller projects going on in and around Streetsville but I think this one is by far the most important one because its precedent setting and extremely important for Mississauga.

When I find the link to the PDF I will post it but I got the documents below from the meeting itself and spoke briefly with the presenters.

From my SSC post from last month:
I went to the Planning and Development Committee meeting regarding, among others, DeZen's proposal for redeveloping the Streetsville shopping centre (phase 1) and it was quite interesting. The only person who was against the project, as it stood, was the owner of the mini-plaza across (south) the parking lot from Tim Horton's but, basically, within the boundaries of the plaza. The daughter's, who spoke on behalf of her dad (the owner), arguments and reasoning was inconsistent and a bit laughable, well, at least to me. She listed a number of reasons but the last one she ended her presentation with was that she was opposed to this project because something new with an excellent street presence would make her dad's building look bad (or worse than it already is); I was surprised that everyone did not burst out laughing because it sounded so absurd. I believe, in time, the developer will buy out the owner of the mini plaza and totally redevelop the area, per the master plan, as it should be. The plaza is nothing more that a joint with absolutely terrible street presence and adds basically nothing to the area.

To me, what's there now is like putting the same kind of shopping centre in Yorkville, The Beaches or Bloor West Village - it's just plain nasty!

The developer presented some very nice renders of the project and, to me, it looks fantastic! I'm thrilled that the Streetsville shopping centre will be totally redeveloped in the next 10 years or so, it just does not belong in its current form.

This looks to be a superb improvement! Not perfect.

But a drastic step in the right direction.

Wonderful news for Mississauga.

Great news. Streetsville is going to be such a wonderful place to live once the constant GO Train connection to downtown is completed. So far its only big defect is that it's pretty much unreachable using public transit.
 
Great news indeed. Doesn't the 9 North/South run along Mississauga Road which takes riders to and from SQ1 and Meadowvale?

The land next to the Reid (now Kraft) Mill was recently purchased so hopefully the village will be extending further south as opposed to suburbia moving north along Mississauga Road.

That would be fantastic if they did! That piece of land has a lot of potential, but I can honestly see them putting more town houses here :(. The 9 runs through (to bridge Meadowvale and MCC) there but it is an unreliable route.

44 also runs through, but it's also very unreliable. So many times I've been to Streetsville (back when I lived by UTM) and had to either walk back or take a cab.

It's really quite a shame 'cause many locals walk and bike a lot.

Yeah I think that would fit into Streetsville fine. As long as the materials are of decent quality.
 
^Exactly. Check out the new buildings (c.1980 to present) they put up in places like Elmira, Stratford, Hanover. Very shlocky like this crap.

You can get the historic look right though. I saw stuff that looked great (quality brick, proper windows etc) in the Portland Oregon area.
