Sold over asking = you didn't ask for enough
Sold in two days = you didn't wait long enough
New Price = you either didn't wait long enough or asked for too much, but now your realtor has marked you as a "motivated" seller, encouraging low ballers
Price Reduced = same
Exclusive = no one on MLS can see your listing, so the potential pool of buyers has now shrunk to those your realtor and her/his buddies know. This way your realtor ensures their pals get in on the commission.
Coming Soon = encourages unwanted solicitations from other realtors and door knockers.
New Listing = this one is just dumb.

It also depends on the motivation of the seller. Some sellers demand a high asking price and want to achieve it or they won't sell. Other want a low asking price but expect multiple offers and a bidding war.

We ran into this during our recent sale. We were told that it can take up to a week to get a listing onto the MLS system, so it is 'exclusive' until then. We were told by a real estate agent neighbour that brokers will deliberately do this to give their in-house agents a first shot. Since we were under a bit of a gun, we pushed back with our listing agent and it was posted on MLS in two days.
