    Toronto YC Condos -- Yonge at College | 198.42m | 62s | Canderel | Graziani + Corazza

To those lamenting the loss of "fine grain retail" - just remember what was on this site previously:

    Toronto West Block Est. 1928, The LakeShore, and The LakeFront | 130.75m | 41s | Choice Properties | a—A

It's really a massive site. All the more striking that this and the site to the north in CityPlace have five buildings under construction and hardly anyone on this forum bats an eye at them. A testament both to the scale of construction in the city and the underwhelming architecture I suppose.

    Toronto Liberty Market Tower | 99.97m | 28s | Lifetime | Wallman Architects

Dare I say I quite like it? The high windows and warehouse design motif on the lower floors leads well into the Tableau-esque tower. The red brick is a nice nod to the existing context, while the black provides a slick modernist contrast. Definitely a step up from the typical towers being put up...

    Toronto skyline

It is also amazing to think that so many people in Toronto are actually upset at the "wall of condos" that was built on these lands. Even when I first moved to Toronto in 2008, a lot of space existed, and, despite some towers falling short of architectural hopes, I think the city is so much more...

    Toronto Bloor & Dufferin | 122.35m | 37s | Hazelview | Turner Fleischer

You would think that the valuation of the TDSB lands would give impetus to redevelopment, but as has been mentioned the mall has seen continuous upgrades over the last few years and there are no signs of movement on the development front that I have heard of. I'm sure the revenue stream from the...

    Toronto Bloor & Dufferin | 122.35m | 37s | Hazelview | Turner Fleischer

I would absolutely love to see the Dufferin Mall redeveloped - in any form, really, whether incorporated as a podium element as WislaHD suggests or merely the parking lots as Towered suggests. It is a terrible use of space and could be reimagined into a great neighbourhood. Right now, the back...

    New Transit Funding Sources

This says that a 2.17% increase will yield $58 million: https://www.policyalternatives.ca/sites/default/files/uploads/publications/Ontario%20Office/2016/01/CCPA%20ON%20Toronto's%20Elephant%20in%20the%20Room.pdf See top of page 3. That is in line with what I recall reading in multiple articles.

    New Transit Funding Sources

Question: will the tolls be two-way? i.e. leaving and coming into the city? If so, that blunts the argument about Torontonians leaving the city not paying their fair share (which they do anyway via property taxes, but I digress). If not, it should be both ways.

    New Transit Funding Sources

From what I have read a 1% property tax increase only brings in around $25 million, so to replace the tolls it would have to be 6%.

    Toronto Wellesley on the Park | 194.15m | 60s | Lanterra | KPMB

Thanks i42. However, reading that thread makes me very curious about who the rumoured US architect was! Given all the proposals on Yonge, I would hope that the developer takes advantage of the market right now to move that project forward - it must be one of the largest parking lots not in the...

    Toronto Wellesley on the Park | 194.15m | 60s | Lanterra | KPMB

This project is certainly going to be a focal point for the area between Bay and Yonge - it is massive, and will fill out the area quite nicely. I have a question though: are there any plans for the huge parking lot on the left side of the above photo? Along with the holes on Yonge in this area...

From last week. This turned out quite nicely.
