While Principal Tower is gorgeous and I wish we could do that kind of building, the reality is that units there rent for the equivalent of $7k-$10k per month. If Torontonians are fine with rates like that, the architectural excellence displayed there becomes possible.

As @Northern Light alluded, we're getting way off topic here, but Brookfield may or may not have plans for that land. It was zoned in the 80s for additional density that never materialized (I believe it was a victim of the 90s recession). Since then, ownership has splintered with Oxford / OMERS...

Sick Kids flight path on the south side and 8 Elm, Chelsea Green and Concord Sky on the other corners. It would be Sick Kids there, but yes. The whole south side of Elm is covered by that path: So then we need to allow R-Zones and Neighbourhoods to develop. If you force all development in a...

That's part of the point I was making. There is very much a lack of buildable sites, hence these proposals. For instance, give me an address and I'll tell you why you can't build there.

Perhaps, but policy and economics generally prevent that even more stringently. Can you suggest a site? I'm curious to know where you're thinking.

Heritage and planning issues will rule the day, but this is absolutely gorgeous.

GO Transit: Davenport Diamond Grade Separation

Hallelujah! This is nothing more than a) FRA BS (fortunately Toronto is exempt from trains doing the four horn blows when crossing grade-level crossings) and b) some ridiculous vestige of 'the way things used to be' among some folk. It makes everything feel stuck in the 1860s. Anachronistic...
