2026 is probably not possible however I appreciate the aggressive attitude of Housing Now and really pushing these projects forward. It's better to plan for an earlier move in date and then delay it if need be at least we know the project is being constructed rather than just planning lol. This entire project including the 805 Don Mills side probably wont be done till the Ontario Line is operational. The main thing is that it is getting built and progressed aggressively.

Just for some context, looking at just across the street the first crosstown tower went on sale in early 2019. Construction has still not started and probably won't be ready for move in till late 2024 or early 2025 at the earliest.

Was disappointed they had to lower the floors but it is what it is and main thing is something is built than not built.

Imma just sharing the "official public dates" as presented by the City... agree they're probably not accurate, but also agree with @toronto647 - that I would rather that CreateTO be pushing quick-dates now, so as to get early approvals from City & Province before the cast-of-characters change (*maybe) in 2022...
 
@HousingNowTO or anyone else - Are you able to comment on two questions for the next Ontario Line Town Hall which will be held on the 23 and 25 this week. Based on my understanding you folks want to build 770 Don Mills Road Site first than 805 Don Mills Road. Based on these questions below it seems as though Metrolinx will use not only 805 Don Mills Road but also 770 Don Mills Road now... (or at least some portion of it) Are you able to provide some context to these questions and how it will impact development of your project. Hopefully no delays. Thx in advance!

A major staging, storage and repair facility is planned for the southwest corner of Don Mills and Eglinton, ostensibly in the Don River Valley parkland (adjacent northwest of Ontario Science Centre). Can this facility be moved? If not, what is planned to protect this sensitive area?

From when till when this site will be used & what will happen on this site once its done being used. Will you be using the housing now property? or more west on the greenland?

There is no staging, storage & repair facility on the south side of that intersection, unless it is a very short-term use. Housing Now construction is expected to start in 2023.

The ZONING SUBMISSION for both sites was sent in on Oct.19th - and they include any possible Ontario Line impacts that have been agreed with Metrolinx / Infrastructure Ontario.

There is no staging, storage & repair facility on the south side of that intersection, unless it is a very short-term use. Housing Now construction is expected to start in 2023.

Thanks for the quick response. Lets see what Metrolinx responds on Thursday at the town hall.
 
This one has a new rendering updated in the database and the following changes:

The heights went from 153.7m, 126.2m and 124m to 153.7m, 130m and 120m respectively.

The storeys count remained the same at 48, 39 and 37 respectively.

The unit counts went from 916 and 339 to 899 and 355 respectively.

Total parking spots decreased from 644 to 384.

Notice that 770 DON MILLS and 805 DON MILLS will be at the P&H Committee on May 31, 2022.
 
A community member provided an update that area residents were very concerned about the proposed street alignment and have been in talks with the city planner for over a year. The city planner on the file and associated staff were surpassingly of no help and actually provided incorrect information and continued giving the go around just to buy time. Deputy Mayor Denzil (kudos to him) swooped in and cleaned up the mess the city planner was about to create. See below:

2. City Council direct the General Manager, Transportation Services to recommend mitigating measures as part of the final subdivision design, such as turn restrictions, traffic calming measures, street design improvements, or signal coordination, if necessary, to reduce speed and vehicular volume on local streets and enhance road safety and implement a monitoring program to measure the effectiveness of these measures.

3. City Council direct the appropriate staff to consult with the community on the implementation of the new street network and design.

The community has actually been proposing for higher density and more affordable housing than what is already proposed. The only item they are having a challenge with is the proposed street network which is outdated from the Don Mills Secondary Plan. It doesn't account for the new developments that are coming in the area and have in turn proposed new streets and extensions to current streets which will impact this project's proposed streets.

If you are going to do something might as well do it right the first time. Pretty proud of the community there TBH not only do they want more housing in the area but also more affordable housing and encouraging Create TO to increase the number of floors. They are not NIMBYs.

@HousingNowTO Do you have an updated Milestone Report? Also any construction completion targets?

Based on the memo @Northern Light posted it appears construction is still slated to be on schedule for Q3 for 770 Don Mills. It has a completion dated of 2026-27. Based on the last milestone report, I find it hard to believe construction will start Q2 for 805 Don Mills Road. That is before this time next year. But fingers crossed.
