L Tower Condos (Cityzen, Castlepoint Realty, Fernbrook Homes) - Real Estate -

It depends if your lawyer is willing to contact the other lawyer to increase your down payment (before occupancy) and it will also depend if the agreement allows you increase your down payment. Some lawyers for some reason or other won't do it and provide excuses not to. If the builder goes...

Yes and waste and water management bill. Some people I notice (probably renters) who use the shower facilities from the pool, leave the taps running when they're done in the shower. That's a huge water bill there. 60 cents psf is pretty normal for a building with amenities. I find the parking...

    Sustainability of Condo Living

Actually, the spadina line to York U is important. It might help cut down the need for frequent buses so it will save on the need for so many drivers. They have to run so many buses there daily because it gets so full during the school term. It might make pioneer village more accessible so it...

    Sustainability of Condo Living

There are townhouses being built. Just not many nor downtown. You can't build all duplex and triplex everywhere. It's also not enough to sustain future growth. Also there are people who already own land in Toronto. They would have to be willing to sell their house to builders to build triplex or...

    Sustainability of Condo Living

SFH is not sustainable. As the population keeps growing every year. If everyone wants a SFH, how much land would that eat up? Then there's the transportation. We need to build more roads and up keep them. We need to put in more transit or else everyone would need a car and everyone will have to...

Ïce Condos (Lanterra Developments, Cadillac Fairview) - Real Estate -

This is what I dug up from websites. The cabinets appear to be less than what's shown at the model suite as well. The material for the cabinets were also an upgrade. The fridge is bigger in the model suite. I can't see the dish washer or sink well from the photo.

There's no island. That's it. The end user would have to install their own island if they want one.

Not really over reacting. The prices at Ice were pretty high back when it was being sold. Also, this doesn't live up to their model suite they advertise. They advertise modern and produce mediocre.

It can be pretty bad. Their interiors look dated unless you get an upgrade. And their kitchen appears to be one size fits all. No matter if you buy a studio or a 3 bedroom, you're getting the same kitchen. That said, the outside does look pretty nice. Some photos from Lanterra's facebook...

    Baby, we got a bubble!?

Unless you're living in the area, people don't usually come to hang out. There's a soccer field that people use to play soccer. There are cafes people sit around. So people living in the area do hang out in the area sometimes. There's a Fox and fiddle that's pretty busy in the summer. There's...

    Baby, we got a bubble!?

I can't say for the quality since I haven't seen the buildings at LV. But I've seen some of the buildings in the downtown area and CP isn't that bad. I've seen Infinity, Maple Leaf Square, and a few other buildings. I admit it doesn't compare to the one I saw at Yorkville, but they're on a...

    Baby, we got a bubble!?

How are those two evaluated? Liberty village $369k/721 sq ft = $512/sq ft., maintenance 54.1 cents/sq ft. (good buy?) CP $470k/916 sq ft = $513/sq ft., maintenance 52.6 cents/sq ft. (overpriced?) Prices are similar, but the maintenance is higher at Liberty village. LV is also further away...

What should be considered a decent sized condo?

It's due to several factors. 1) Rising land costs 2) Rising construction costs 3) Rising development fees. The government wants money. The people don't want to be taxed to death. So they want the government to push the costs to new construction thinking builders will suck it up. The builders...

    Toronto Ontario Line 3 | ?m | ?s

I think you need a stop at Spadina or Bathurst to relieve the King Street W street cars. When I get on at Spadina and King, the street cars get really packed. Especially when it rains, its even worse. You might need to wait for 1-2 street cars before getting on. I feel like a sardine in a can...

Is Ice 1 and 2 closing together or separately? Otherwise, Ice 1 occupants will be paying phantom rent for a year or longer. It doesn't look like Ice 2 is ready for occupancy until late next year.
