A member motion is going to City Council on March 10th, 2021 seeking a feasibility study from CreateTO on redevelopment of this lot.

Large site (Green P - 130 Spaces). Hopefully they make a deal with the old Legion Hall that is next-door and put all of this land into the HOUSING NOW program given how close it is to the FAIRBANK LRT station.

This Lobbyist Registry Entry leads me to believe that Fora and BDPQ are involved here:

I don't believe there is any other Green P lot nearby this could be.
 
Arguably, this information might merit its own thread; however, I'm looking at this information as bearing a relationship to the subject of this thread, so pending further confirmation, I will plunk this here.

The Li Limited group of companies has registered to lobby on potential redevelopment of several properties adjacent to this site:

2388-2400 Dufferin.

Curiously, these particular addresses are not listed in their current portfolio, but 1840 Eglinton West is, which is the corner site w/Dufferin.

However,......when you look specifically under their 'development portfolio' section, you can find this picture:

Edit to add: I found an additional lobbying entry covering the two Eglinton properties (1840 and 1862) from the same entity.

The consolidated site now looks like this (except 1862 which I can't highlight in TO Maps because its non-contiguous)

That's a 38,000ft2 + site. (highlighted), add in the Green P lot (potentially and 1862, and this is huge; nearly a full hectare.

I thought I should add a point of clarity to this thread.

The Li Limited Group of companies and FORA are related. (the exact details I'm uncertain of, but they share some senior executives)

Note to @Paclo I changed the address from 20 Shortt, which was used in the motion referred to in post 1 to 9 Shortt as this reflects the project name for CreateTO. (also, Toronto Maps says 20 Shortt doesn't exist)
 
ZBA is into the AIC and public-facing.


Oddly, no Planning Report or proper renders.

Also, at one point, this seemed like it would be a larger site.

Good on them for only having 42 parking spaces. It's going to be quite a transformation of the area to repurpose the Green P lot. I just wish they had more commercial units to drive a bit more foot traffic into that space.

Will take 41-Storeys and 458-apartments as a WIN, given the strange parcel.

Unfortunate that CreateTO don't appear to be working with any the adjacent land-owners at the Church, the old Legion - or the Dufferin facing retail to create a more rational development parcel..?


Our assumption here is that CreateTO is working within the constraints of the land that the City owns, and more expansive proposals will only be possible once it reaches the RFP stage.

You and I have been through this with the City at 1631 Queen East and 1250 Eglinton West and the Parkdale Hub.

On the latter we got buy in for the site expansion early on; on the first, as you know, its been painfully long process to bring them around.....partially; on Eglinton, TBD.

We also have to pick that fight over Swansea where I showed how much more you do there if you picked up some strategic private property.

So much resistance to logical development.
