Block A5 is the next phase of SmartVMC - SmartCentres' 100-acre master-planned new city centre in the Vaughan Metropolitan Centre (VMC). This block is bound by Apple Mill Road to the south, the future Buttermill Road to the east, with the former VMC Walmart to the North (which was recently relocated to the SmartCentres lands at 670 Applewood Crescent), and surface parking and Edgeley Boulevard to the west.   

The Development Site is 11,047 m2 in size and is part of the larger Walmart Block, which has specific height and density permissions by way of the VMC Secondary Plan. Currently, this site is occupied by the former Walmart store’s surface parking. 

The proposal for the development site is a mixed-use development comprising four buildings designed by Hariri Pontarini Architects. The four buildings are a 38-storey residential tower, an 18-storey residential building, a 6-storey residential building and a 4-storey mixed-use building, known as buildings A, B, C, and D, respectively. Retail uses are provided at grade in Building C. SmartCentres is proposing a total gross floor area of 51,124 m2 comprising 50,281 m2 of residential and 590 m2 of retail, resulting in a total FSI of 4.63. The proposal contains 624 residential units and 220 parking spaces in a single level below grade parking structure to serve all residents, employees, and visitors. 383 bicycle spaces are also included in the proposal.
